DIC Asset AG (ISIN: DE000A1X3XX4), one of Germany’s leading listed property companies, closed two long-term lease agreements through its subsidiary, RLI Investors GmbH, involving more than 16,000 sqm in a logistics property in the town of Lehrte, which lies inside the Hanover logistics region. Built in 2017, the property is held in the portfolio of the open-ended real estate special AIF “RLI Logistics Fund – Germany I” which is administrated by the INTREAL third-party AIFM. It is certified under the Gold sustainability standard of the DGNB German Sustainable Building Council. With these signings in place, the state-of-the-art property, which is structured for long-term use, is now fully occupied. “This letting deal shows how the competencies of DIC Asset AG and RLI Investors successfully complement each other. It is a case of two powerful players pooling their resources and demonstrating how to use imagination, speed and quality to structure the logistics real estate market. And the investors benefit from reliable long-term revenues,” said Katrin Poos, Managing Director at RLI Investors, as she summarised the letting deal in Lehrte. The lease signings for the property on Gewerbestrasse 23 involve a floor area expansion with long-term renewal option by existing tenant WELLPACK Deutschland GmbH, which thereby enlarges its total floor area by 9,600 sqm, and a unit of 6,500 sqm let on a new lease to the logistics firm Barsan Global Logistik GmbH (BGL). WELLPACK Chooses Lehrte Location for Long-Term Commitment WELLPACK Deutschland GmbH, a provider of labour-intensive logistics services, has been renting a warehouse of around 10,500 sqm at the site in Lehrte since mid-year 2017. By signing the lease for another 9,600 sqm and the option for a long-term renewal, the existing tenant has now doubled the footprint of its Wellpack Service Center Depot to a total floor area of over 21,000 sqm. WELLPACK uses the two warehouses for storing and cleaning the reusable fruit and vegetable crates owned by a leading provider of reusable transport packaging for fresh produce. Relocation Motivated by Strategically Advantageous Location The other tenant is Barsan Global Logistik GmbH (BGL) – an integrated global logistics service provider. In conjunction with its growth strategy, BGL is relocating its Hanover branch to the nearby town of Lehrte. Here, the company has around 6,200 sqm of warehouse space and 370 sqm of office area at its disposal. The decisive argument in favour of signing the lease was the swift implementation and the state-of-the-art fit-out of the facility in its strategically advantageous location in Lehrte, which includes convenient transport links due to the immediate proximity of the A2 (east-west) and A7 (north-south) motorways. The Realogis Germany estate agency, which specialises in logistics real estate, acted as adviser and broker for the rental transaction.
